The note for University Hills was purchased in 2012, and we foreclosed on the property in 2013. When purchased, occupancy at the property was approximately 80%, but rental rates were in the low teens. Through substantial improvements to the building systems, common areas, and tenant spaces, the building now commands rates exceeding $30/SF, and is nearly fully occupied. The Offices at University Hills buildings is a well­ located and well-diversified asset, purchased out of distress, and typifies the type of assets Fairbairn Commercial is successful in finding.

Wabash was an Industrial/Flex property with a residential built print shop on Wabash just South of 8450 E. Iliff Ave. Ownership purchased the print show, expanded our parking, and converted the Industrial Flex to Retail. 

The property was a warehouse open plan for sports equipment sales and converted to a veterinary hospital with a 12-year lease. Fairbairn Commercial was working with the Veterinary hospital that wanted to lease space in this area and this property was identified for sale.  Fairbairn purchased the property, improved the property and agreed to a long term lease with the veterinary practice.

1730 At the time it had not been improved in 15-20 years.  The team completely renovated the property down to the “studs” and leased the 57,000 sf with new high credit tenants.  We purchased the property for $5M and sold it for $18M.
